Where is Glasgow, exactly?

Glasgow sits in South Central Kentucky in Barren County, and it is the county seat. About 15,000 people live in Glasgow, and roughly 45,000 live across Barren County.

The nearest major airport is Nashville International Airport, with Louisville Muhammad Ali International Airport as the other main option.

What is Glasgow's history and character?

Historic homes date back to the early 1800s across Glasgow, largely along South Green Street, with different architectural styles including colonial, federal, and even Victorian.

One of Glasgow's most famous historic homes is Spotswood, named after its first owner, Alexander Spotswood, at 309 North Ray Street. He was a Revolutionary War general who was married to the niece of General George Washington, who gifted them the land.

Glasgow was part of the Underground Railroad during the Civil War era. Spotswood and the old Glasgow Seminary home have several rooms dug out of the earth with tunnels that were used for hiding enslaved people and keeping them safe.

Western Kentucky University was originally located in Glasgow, and 10 years after its founding in 1885 it moved to its present-day location in nearby Bowling Green. WKU currently has a satellite branch location in Glasgow where students can take classes closer to home.

Notable people from Glasgow include several musicians, athletes, politicians, businessmen and women, generals, and public figures, most recognizably Diane Sawyer, journalist and host of ABC World News.

What does your budget buy in Glasgow?

The video tours homes in the $200s, $300s, and $400s. The hardest challenge when looking for new homes around Glasgow is that there are not large developments going on; more likely you are looking at small pockets of neighborhoods with a mix of new construction and older existing homes. Here is how the price points break down.

Entry-level new construction near Park City

This neighborhood is located in Park City, near Mammoth Cave National Park. A lot of the surrounding area has existing homes, but there is a small pocket of brand new construction that has been going on for the last couple of years, and they just started phase two with lots of open lots ready for development. It is one builder, one developer, building one or two homes at a time.

Example homes are 3 bedroom, 2 bath, brand new construction with LVP flooring and upgraded cabinetry, great for a starter home, priced at $224,900 and $269,900. That works out to $183 to $186 a square foot, with the variation from square footage: 1,205 square feet and 1,472 square feet, slightly different floor plans.

Expect vinyl siding in trendier colors, exterior lighting, a front porch and a covered back porch, smaller lots that suit smaller homes so you get more indoor-outdoor space, shutters, a really nice entryway and door, and a blacktop driveway.

The neighborhood has fiber optic internet, good for working from home, and is really close to the elementary school, which is also the community tornado shelter, just a few minutes away by car or even on foot. There is also a bike trail in town that takes you right into Mammoth Cave National Park.

People love being outside Glasgow city limits to find entry-level homes while having more of that community and lifestyle out near the national park.

Shangri-La Estates: move-up homes close to downtown

Shangri-La Estates is a subdivision really close to the center of Glasgow with existing homes and a few lots still available. Builders have been able to pick up a lot or two and build new construction, which is indicative of what you find in Glasgow: there is not a lot of new construction neighborhoods going in, so people find lots where they are available.

In the $300s you are looking at something a little more move-up, with expected upgrades: LVP floors, granite countertops, and custom cabinetry. One model also had a shiplap fireplace and was priced at $379,900, a little over $200 a square foot. Upper $190s to a little over $200 a square foot is what you would expect for new construction with those finishes. That home was just around 1,900 square feet, 3 bedroom, 2 bath; some have a little more space. Existing homes can be found for a little less per square foot.

One of the nice things about an existing subdivision is mature trees. Most of the homes probably started around the mid-2000s, with some newer construction happening here and there.

The south side of Glasgow: $400s and acreage

The south side of Glasgow is a neighborhood we have always loved and have listed and sold homes in. In the $400,000s you find more upgrades, larger lots closer to an acre in size, existing homes mostly built in the mid-2000s, more square footage and amenities. A lot of brick homes, some with board and batten or siding, more rolling topography with larger lots close to an acre, and options for basements, which you do not see a whole lot of in Warren County because of the many caves.

A currently listed 2007 model is 3 bed, 3 bath, 2,239 square feet, listed at $409,900, about $183 a square foot. What you expect at that price point in Barren County and Glasgow: hardwood floors, tray or vaulted ceilings, custom cabinetry, larger floor plans, possibly a finished or walk-out basement, and that particular home also had a really cool outdoor kitchen.

You could also be looking at a smaller home with more acreage. If you want to do some hobby farming or just want a quiet country lifestyle, you definitely find a lot of that in Glasgow and Barren County. Existing homes tend to have more treed lots, songbirds, deer, and lots of wildlife in South Central Kentucky.
