I help my new construction clients look beyond the pretty model home and understand the decisions that can actually affect their purchase, from the lot and floor plan to builder incentives, upgrades, inspections, financing, resale considerations and what is or isn't included in the contract.
And ideally, we start that conversation BEFORE you walk into the sales center or register with a builder.

You do not have to have a Realtor, but you should have representation you understand. The sales representative in the model home works for the builder, so a buyer's agent can be the one person in the process whose job is to represent you. How and whether an agent can represent you varies by builder, development and transaction, which is exactly why we talk about it before you register with a builder.
Ideally, yes, and there is a practical reason: many builders tie buyer representation to when you first register at the sales center. If you already plan to work with an agent, it is worth connecting before your first visit so there are no surprises about how representation is handled. Policies vary by builder, so the specific details depend on the transaction.
No. The sales representative in the model home works for the builder, and their job is to sell the builder's homes. That is not a knock on them, it is simply how the arrangement works. If you want someone whose job is to represent you, that is what a buyer's agent does, and how that works varies by transaction.
In most cases, yes, and it is worth asking about. Builders often have preferred lender programs, sometimes with incentives attached, but you are generally free to use the lender you choose. The details depend on the builder, the contract and the financing, so we walk through what each option actually costs you.
No. Incentives can be genuinely valuable, but an incentive is only a good deal if it beats what you would get otherwise. Sometimes the lowest rate or the free upgrade is tied to financing or options that cost more somewhere else. We compare the actual numbers so you can evaluate the incentive rather than assume it is the best financial option.
Yes, and that is the short answer. New does not automatically mean perfect. Builders schedule inspections and walkthroughs at different stages depending on the contract, and independent inspections during appropriate stages are worth considering. Exactly what is available and when depends on your builder and your contract.

Alvaton adds semi-custom and custom homes on larger lots, and the small towns around the region see new subdivisions in smaller doses. Semi-custom means you choose from a builder existing floor plans with options and upgrades. A custom home is designed around your lifestyle, which means more decisions and usually more time.
