Alvaton and the Rich Pond corridor lead for newer homes on 1-5 acres. Woodburn and Smiths Grove offer older farmhouses with more land for less money. Allen County near Scottsville is the cheapest acreage in the region, and the river counties offer the most land per dollar at the longest drive.
What it costs
Newer acreage homes usually run $350K-$550K in Alvaton, with farmhouse country starting lower. Land is the cheapest line in your budget here versus almost anywhere else in the country.
The ranges are honest guides from recent listings, and the condition of house, well and septic moves any property above or below them.
The honest extras
Acreage means mowing, gravel drives, septic systems and wells. None are dealbreakers, but they are real expenses and real Saturdays. Buy the land you will maintain, not the land you will admire.
A good inspection covers well flow, septic function and any outbuilding surprises, so budget for it and take it seriously.
