$300K: the mainstream, done well
At $300K you are at the top of the volume market: established houses in the city's residential neighborhoods, starter-to-mid new construction in Plano and Rich Pond, or a small-town home with character in Woodburn or Smiths Grove.
This is not a compromise budget in Bowling Green, it is the center of the market. Most relocating buyers land here and are surprised how finished the homes are.
$500K: the upper third
Half a million sits at the top of the mainstream: newer 2,500-3,500 square foot homes in the growth corridors, or a custom Alvaton home on 1-3 acres. Executive lots and golf-course edges come into reach.
Buyers from high-cost states routinely double their square footage and land at this price versus their home market.
$750K and up: the custom tier
The top of the local market runs from about $550K into the $900s: custom builds in Alvaton and Rich Pond, executive homes on the course edges, and acreage estates. Inventory is thinner and pickier, so the right home can take 6-12 months.
Comparable square footage in Nashville's suburbs runs two to three times this, which is why luxury buyers relocate here deliberately.
